Question for the Canada crowd:

I have two residential rental units, under my name. At what point do i make an LLC?

I keep hearing everyone in USA has an LLC / entity per unit incase something goes wrong. Not sure if its the same in canada or what.

Realtors, globally should be changed to an hourly wage.

None of this sell a house for 2 million, and get a 40000$ commission

Condo inspections are a waste, everything is listed in minutes. Unless your talking self managed low unit.

Furthermore, its not your decision if you find out and the roof needs replacement. Majority vote required.

To top it off, you have a "new" building.

800 credit.

When they leave, you get to increase rent on new tenants.

Hvac tech here

Change the filter, call it a day.

As others said, dont expect anything from someone cutting you a check to live

If its a furnace, the heat exchanger can crack from poor airflow (extreme cases)

If its a heatpump, the indoor coil can get clogged if filter was installed improperly, or got sucked through due to high resistance.

Depending where you are, and what your scenario is, refinancing may cost you in taxes and fees.

Where a heloc, is borrowed money, and theres no taxes.

I would much rather take a year of rent up front

Than 10 other applications of couples, low credits, sketchers, etc
