The cons are maintenance

Baseboards are 100$ a piece and last forever.

A furnace is xxxxK and needs maintenance. Then when your tenants dont change the filter, your up for a 2000$ heat exchanger.

Gas is much cheaper where i am, electricity is higher.

At the end of the day, its all first world problems

Go make your own shitcoin, pump it on reddit, walk away with 500k for 50 hours of work and a 10k investment.

As an hvac, this is way too much information to even try and visualize.

Get some contractors in there, get a professional opinion, follow through with one or DIY if possible.
