As others have said, the best thing to do, is to remind people that noise travels.

The problem is that many people, go from a house, to a condo, they assume its going to be just as queit.

Then once they hear a very minor footstep, suddenly all hell has broken loose, and they cant live there any more.

People are soft, very soft, and need to be reminded of reality.

Variable where you live.

I have two units, both have helocs, both investment.

Heloc rate is higher than both fixed and variable mortgage rates

Hold as a rental, take out a heloc, and buy #2 to reinvest the money.

You forgot to mention the part about the appreciation you have had since you owned it. Cashflow is secondary in major cities.

Id much rather take a 5% property value increase, than 5% net profit on rent

As to someone mentioning sell before the market crashes, the market has been crashing for the last 50 years, ignore them.
