I'm going to be renting out my first town home and was wondering what are some of the methods people are using to retrieve rent? I dont want them to send me it in the mail or drop it off at my home. I would prefer an online service if there is something that is cost effective and will automate the process and also maybe send out notices for rent and late rent.. if such a thing exists. Thank you ahead of time.

I've been investing hard in my education on real estate investment and have found that I have come to the point that I just dont have the money to get started. I cant do a house hack atm. My idea is to find a good deal on a duplex,triplex or fourplex and then take out a loan in order to pay for the down payment. I currently have no debt and want to get started on my property investments. I know the equity I can build in a multi family can help me on the next deal a year or two later and I can even refinance to get the money out and use it to invest in the next property while the old one is still paying for the mortgage/ personal loan. Thoughts and ideas and suggestions on how to get started are always appreciated. Thank you ahead of time

That is the market I need to get in to, THANK YOU!! I dont personally have enough income to start out with anything that costs more than 200k but I will start investigating how to get in to the market that way

ya thats what I would do, I have my financing all set up with a lender for a 203k I'm just searching for the right deal that works for me. its a sellers market right now so i might as well become one till the market flips and I can start buying up rentals

I'm thinking my best route is finding a fixer upper and maybe getting in to flips in order to build more cash to be more competitive in the buy and hold market.

I'm a new investor in the utah county area, I have been doing the calculations for numerous deals Provo,Orem,Springville,Payson,Eagle Mountain, Salt lake, American Fork, Lehi etc. and I have put in 8 offers in on properties in the last 2 weeks on multi families to single family homes and condos and all have been swept out from underneath me because I am only able to house hack these properties so I can only put down the 3.5% and I get the deal taken from me from other investors that are putting 20% down and paying over asking price for all properties. I literally dont know what I should do to be able to get in to the market in order to start my investment future. I would like to meet a more aggressive and like minded investor/ realtor that understands what cash flow means and isnt trying to get me to buy something that obviously wont cash flow. Has anyone gotten in to buying up mobile homes and renting them out. I'm completely new to this so I'm wondering how it all works. Can I buy the mobile home where it is at and then do I just have to pay to essentially rent the land it is on?  Thanks ahead of time!!

I havent researched on how to wholesale at all so I dont see that as an avenue for me at the moment but I would love to keep in contact with you and learn more about it if you have an suggestions or knowledge of how to do it. I have lots of questions but unsure of where to begin.
