I am investigating a turnkey company in Memphis and they are work in Little Rock, the company is Memphis Turnkey Properties . Has anyone used them or worked with them in any way and can provide feedback on their experience? I have done a lot of investigating on them and their business model and I like what I see and want to begin investing with them, so I just wanted to bring it to the community to see if anyone knows more about them. Thank you ahead of time.

Good afternoon everyone, I am a resident from Utah and i just found a buyer to sell my townhome rental to. I'm actually at a lose of what to do now. We have an agreed upon price with me paying for closing costs but I want to have everything in writing and get the process going for their lender to get an appraiser. I'm completely at a lose of how to actually sell my home. Any help here would be greatly appreciated. Thank you ahead of time.

thank you thank you, this just puts me at ease since I have about 90% of this already in my analysis so I think I'm ready to go. I like the whole hey I can make you money approach which is where I want to go when I have a couple of more deals under my belt but the first one is always the hardest and then i expect it to be easier as I have a reputation.

I'm currently in the process of purchasing a 6 plex in utah, the owner is out of country and is wanting to sell off his properties, this deal is currently on the market for 330k but I am in the process of negotiating it for 300k and the gross monthly cash is $3425, after all expenses, the property is cash flowing at $1300 a month. I am working on making a presentation to investors that simple just want a an 8 to 10% return on their investment. I would like to do a 5 year loan, interest only with a cash out at the end or extension of the loan depending on the investors preference. I would like it to be as professional as possible, I have all the expenses laid out in an excel sheet with all calculations done for the mortgage, ROI, reserve calculator and a lot more things that quite frankly I'm not sure if they will care, but it's all there to show that after expenses I will be able to provide the return I am promising.  As always, thank you ahead of time.

My Partner and I have been driving for dollars in Utah and Salt Lake county and we have come across some homes that look to be abandoned or are in need of repair. I have found the homes on the county records and i know who owns them but I have no idea how to contact the owners directly. Does anyone know a way to get their contact information or a way that I am able to contact them through the county? Much appreciated!

Im looking for passive investors only, someone who wants to diversify their portfolio by investing in me who will be investing the money in real estate. They will just be getting a ROI without having to do anything or worry about the properties. I understand where you are coming from though with them beefing up the price which I do account for. I don't currently have the time nor the means to do flips and save the cash that way and I want to break in to the real estate world while still working my day job and don't have a lot of time.

I am in the process of getting investors and locking down some turnkey properties in Alabama while living in Utah county, Utah. I need help on creating the entity in the correct state in order to get the best benefits for a partnership and being able to provide a system to payout to the investors each month and have the option to buy them out when I refi the properties in 5 years. I understand that every state is different when it comes to entity creation so I want to create the entity in the state that will offer me inexpensive renewal rates and will protect my business from outsiders. thank you ahead of time.

I'm working with a gentleman in Utah who is a flipper. Most of his homes are in Alabama, after running through the numbers I have come up with the ability to cover all expenses and have reserves, plus pay investors 10% annual returns on their investments.

My questions is this, I just want to help investors with a way that they can invest with me and I'll pay them on a monthly or yearly bases for their contribution. Basically I don't have the capital for the down payment but I have the llc, the book keeping, the lender and the deal.

How many "partners" am I allowed to have without it having to be a syndication and go through the headache of that?

currently I have at least 10 properties lined up, each averaging about 50k a piece with at least 750/month gross rent. Property managers are already in place and cross referenced with other investors that use them and have purchased from this same flipper.

Any additional insight would be much appreciated, I just need to know if I can just have individual investors buy a portion of my company and then I can use the money to purchase the properties and begin paying them their returns or if its more complicated than that. thank you ahead of time.
