sweet thank you, Im currently looking at a duplex and seeing if I can do seller finance with a small down payment and I completely understand having the reserve for the 'storms' that will happen, its just a matter of when.

I have the drive, I have the work ethic and I have been doing the research and getting the education to do investing in my area. I am a math man myself so if the numbers dont make sense then I'm not making an offer but I come to the cross road that I dont have the capital to fund my own rentals. I in the market to buy up duplexes, triplexes and 4-plexes in the utah/ salt lake county area but being as I am going to be a recent graduate just starting to work full time I find myself low on money to put initial down payments on properties. Any suggestions and guidance is much appreciated. Thank you in advance

Im new to the real estate market but I am an investor in the stock market and peer to peer lending. I have been reading and doing a lot of research through BP and would like to buy somewhere on the lines of a triplex or fourplex as my first rental property. I was looking in to getting a personal loan to fund the initial 20% down in order to avoid a lot of the issues of buying without that and then renting indefinitely.  if anyone has any advice or mentoring I am more than ready to receive it please!

Im living in the Payson area of Utah looking to begin investing in rental properties int he Provo/ Orem area since this is a high turnover rate of students and individuals renting. I have begun reading the bigger pockets renting book and listening to the podcast. I am motivated and extremely interested in beginning to invest and manage rentals while working full time.  If there is anyone who has experience in this particular region I would love to talk to you and learn from your experience and see if I can help in any way.
