thanks @Nicole A. ! Yes the BP rental app fine print covers the non-refundable app fee. I have it down to rent prep or SmartMove. The reviews on them seem to indicate that SmartMove requires a lot of input from prospective tenant and tenant can wind up controlling the process. Rent prep seems to be good in many of the tenant checks and I like the human touch they use. However it seems rent prep can't provide copy of credit report and I'm not sure a credit summary report at add'l cost can present the entire picture. I also want to keep the app costs reasonable. I'll need to make a decision before end of today though.

Thanks @Max T..  Think I could employ the strategy of - all apps will be reviewed on xxx date?  Then whatever apps with fees are in, I could review and decide which are the best fits. (Best fits can mean: desired move-in date, longevity at other places, etc).  And then run the appropriate ones? Thoughts would be appreciated. I feel we've put together a good product and I want to ensure the best fit possible. I'm assuming (maybe falsely) the odds are good that many who actually apply will meet the lease requirements (aka tenant checks) so then it's a matter of which one.  Thanks soo much for feedback BP.

@Account Closed - you have mistakenly assumed that I have ignored the legal aspects of renting.  You are incorrect in that assumption and not sure where the assumption came from. 

I simply asked about processing apps. Back when this place was rented before, it was primarily the paper and pencil days and when Craig's list and the local newspaper were the means of advertising. One of several lenders I knew did the credit checks for me when many local landlords in that neighborhood did none.  Had no tenancy less than 3 yrs, and mostly in the 6-7 year range.  (Other than low pricing, we must've been doing something right).

Speed forward to today and within a couple days of Zillow, etc ads, I've received well over 65 showing requests. (Those sites make it tooo easy to complete a showing request).  I've narrowed it down after the first cut. I will be showing to those folks this Saturday. I will be using BP rental app. 

I would appreciate any advise on how I should handle multiple apps with application fees/money? To be honest, I didn't expect such positive interest in such a short amount of time.  Thanks again.

Hi BPs. I am renting a sfd after a long hiatus.  I have received a great deal of interest and so how do you handle processing multiple applications? (I'm using BP rental app).  If you receive several apps, do you run them all at the same time and see who rises to the top? (Each has paid an application fee).  How do you explain to the others of using their non-refundable fee but yet no tenancy? Someone had a higher credit score than you?? Also how do you collect the application fee? Cash, check, PayPal? I'm still trying to figure out who to use for tenant & credit checks. Thanks all. It's been exciting getting back into the game.

My SFD rental property has been on hiatus for several years. I've noticed that the Partners for Good Housing document requires the fire extinguisher be tagged, inspected and maintained during past 12 months. Who does this type of verification ?  Thanks

What's the wife's story? Were they married during husband's issues?  Can she pass all the requirements by herself?
