Try the one-time consults if available, it's usually not much money and worth it.  The 'hold my hands' ones are typically more expensive with versions of design, fixture choices, designs for permit submissions, etc.    in my experience, less expensive than architect if a fairly straight forward project.

an interior designer can help you map out a new layout. A kitchen/bath designer is even better if either of those rooms will be updated.  Google national assoc of kitchen and bath designers

it's been a long time (about 5 yrs) since we've been in the rental game in philly.  I'm looking at bringing back the income stream so have been trying to get back up to speed on what's currently going on in the rental markets.

Maybe things have changed regarding water. We used to make our SFR tenants put the utilities (incl water) in their names - it was a requirement of leasing from us. However, once the water bill was in the red for (literally) 2cents from current tenant. We received a notice about water bill not being current. We also received a notice when water usage was out of whack with the usage history (leaking basement toilet). I was impressed and hope whatever service that was, we can bring that back as well. Anyone familiar with that service?
