@Luka Milicevic did anyone apply to rent before work was completed?   I'm with @Al Williamson and wait until finish product is ready to go, but Its the downtime, I'd like to reduce a little.

@Carlos Rodrigues - check bigger pocket files for a rental application.  I found it to be pretty thorough in the data requested.

You may get lucky and get 1350 plus utilities, but I wouldn't hold my breath. It's close to d neighborhood; definitely section 8 is abundant. Just my .02

The exhaust vent only has value when it is actually turned on.  How do you get a tenant to turn it on?

Thanks @Penny Clark.   I may need to brush up on fair housing as it relates to leasing. I've held a re sales license for a number of years. I don't sell but must renew every few years with emphasis on new commonwealth and local laws. Criminal background has no bearing on buying/selling real estate, but does with leasing.  I've re-joined our local landlord association.

Although I'll review them one at a time, hopefully I'll have several to choose from. Thanks @Bob Mastroianni, @David Leffel and @Mark Graffagnino.  Due to my previous compliance life, I agree that standards/policy and disclosure are keys to staying out of trouble.   Thanks all.

I held a 2-hour single showing/open house this morning.  I qualified as best I could (on web) prior to invite. Seven showed up. Each party received a private showing so I was able to size up each party; others waited outside. Each asked for an application. One completed/signed an app & addendum on the spot and provided supporting documents. Two other parties started completing apps but I didn't really want them hanging around in the house. Potentials informed that completed applications will be picked up at property by a specific date. The addendum also (re-) states the criteria. My reading here and elsewhere made the criteria a bit long but ok, I guess.  Overall a good day with positive movement in the right direction. That's all I hoped to accomplish with the showing.

I decided I'll use mySmartMove and the addendum states that they will receive a link and pay the provider directly. Really didn't want fees funneling through me.  I like the idea of doing my own legwork first before getting to the application fee stage.

thanks @Mark Graffagnino. I like your approach. I'll adopt checking out references and employment first.
