For better (or worse) can still find homes including in higher priced areas (such as Coral Gables, where I recently helped buyers move up & get a steal BUT they will have to put some sweat equity in). With their imagination, time, willingness to improve their new home to their liking, AND proceeds we got from the sale of their house they renovated after purchasing 3 years ago, they will force at least 30% of appreciation. Buyers (no matter in which price point) willing to take on some home improvement, this is a savvy strategy to build wealth. As they are a married couple, they also saved a ton of money on taxes (since none are owed if selling primary residence, where you lived 2 of last 5 years and making less than $500k. Something to consider for some of the buyers being priced out.
