I agree that you should continue as though he had not reached out to you. Unless he is securing the lease somehow I too would default to the legal contract you made with a willing and informed adult.

I am so sorry that you're in this pickle. Maybe she will move in anyway? I would talk to her as soon as possible and let her know that she still has a lease with you. Then you'll get a feel for whether you should re-list the property

@Svetlana K. welcome! I agree with your instinct to not start investing in something you don't fully understand. Wholesaling is great but it certainly requires know-how. I think the other commenters are onto something when they suggest doing both. Get trained as an agent, make connections, learn everything, and work your way up to wholesaling until it can be full-time!

I have used the sealing tape before in rental properties (as the renter) with poorly insulated windows. It essentially plastic wraps the whole opening - makes a big difference heating wise on old, cracked, or leaking windows but, like @Steve R. said, it is not a solution to the problem. It makes using blinds super annoying and it often pulls paint off the window frame when you remove it.
