@Alexander Ray Good question! Obviously you can pay down the principle by raising a higher downpayment. You can also sometimes secure a lower interest rate by "buying" points on your loan. I like keeping my insurance and taxes in the payment because its easier on me to keep things bundled.

I would definitely shop around for your loan (try small local banks in addition to big faceless ones) and keep asking good questions.

@Jaime Chavez-Lopez Welcome! you are in the right place to learn. I have the same ambition as you and I have had a lot of luck listening to BP podcasts during my commute. 

I anticipate that creating automated (or at least predetermined) systems to deal with foreseeable events (through education and trial and error) will be paramount to our keeping our REI from becoming too time consuming.

I really can't recommend BP enough, at a very minimum it's teaching me what questions to ask.

@Megan Spargo my experience fits what @Soh Tanaka said- Tell your insurance company because (mine told me) they will likely not cover anything that happens under the wrong kind of policy (owner occupied versus renter occupied, for example). Your payments will probably go down because your new policy will only cover the structure. If the renter wants their belongings protected they have to get their own insurance (I also recommend requiring it).

You don't have to tell your lender and I wouldn't. There is nothing improper about moving out of a home you originally bought as a primary residence and, hooray!, you have a lower interest rate on your loan than you would if you had bought it as a rental property (househacking!). Just keep that in mind if you consider refinancing - unless you move back in you would likely have to refinance at a significantly higher rate :)

@Account Closed I'm sorry to hear that! The race is on in the US among free property management services, so I'm sure it won't be long. In the mean time have you heard of RentingWell? Its like what you already named but pretty cheap, still no rent payments though :(
