I agree that you should leave them on! As families (for example) grow and shares in a trust are diluted the more interest all parties have in selling over having to continue to collaborate.

The only thing to stay on top of is how the trust is formed to make sure you're dealing with the right parties when you go to buy. Could get messy and drawn out if you don't research the structure thoroughly from the get-go. A good title company should be able to save you there, though.

Excellent idea! Assuming you're there for three years, that's plenty of time to vet repair vendors and property managers so that if you get different orders down the road you won't have to sell.

@Ray Agosto BP is actually partnered with SmartMove so that's a good sign right there. But if you google "free landlord software" or something like that, you will start to get a feel for the options. 
I also recommend searching these forums for similar threads, tenant screening gets talked about a lot.
