Ya,  I want to do laminate in the bedrooms and my agent says carpet only in bedrooms.  Kind of in a toss up whether to follow his advice or go with laminate.

I like the flow of the house when all flooring is the same.  (except bathrooms)

What do you guys think about laminate floors in the bedroom.  Im already using laminate everywhere else.

This is a flip Im doing. ARV is going to be about $90K

So these three items added up to $1487 on my latest flip purchase.  Just like most areas, margins are pretty tight on the houses we flip.   I am in NY.  

Is anyone not using an attorney to handle putting the sale and closing together? this was $450

Title Insurance $370      do i have to have this?

New Abstract $570     This?

Final Abstract Continuation $97    This?

Just checking to see if these are fees I must deal with .

Im looking at a 17 unit with almost all empty units.  I assume bank financing is not possible without a decent trailing 12 months?  I havent talked to a bank yet.

We are going with the white shakers and glass backsplash on ours now.  This is one we have in progress right now.

@Jason Lee its been 3 days since you posted this and it doesnt look like anyone has responded that has done this program.  Now that doesnt actually mean anything for certain but my guess is that nobody has anything positive to say.  I also think that if there were many people that have taken the program and were successful they would be on here.  This is the biggest real estate investment forum on the planet!   

I watch some of Phils videos on Youtube and they are very informative with alot of information.  He seems legit to me if you are willing to pay the money.  Of course I wont get in to the discussion of whether you need a mentor. Good Luck

@Abraham Rahmanizadeh  as far as the areas around Burnett park that depends on which side of the park you are on.  Tip Hill side is a pretty good rental area.  The other side near Geddes is less desirable and probably where you are finding the cheap housing.  I dont invest in that area as its too rough for me.

if you have plenty of cash to buy a house then just pay for the whole 12 months upfront.  problem solved
