Are you really sayin no bank would give loans in 2008? I bought smack dab in 2009…. 
They were more difficult. One example is same income and assets could get me 3x loan in 2012 vs 2009/10.

 Not paying rent will be breach of lease and may result in start of eviction. However, tenant is entitled to quiet enjoyment of the property. They may ask to be put in hotel if they see dogs as unsafe or disturbing quiet enjoyment. Check with lawyer what's the burden of proof for quiet enjoyment.

Grocapitus does not publish any address. You cannot talk to them after you give money, unless they want to talk to you. So that probably does not meet your criteria.

1. Values fall or remain stable but rents increase.

2. Recession - values fall, Rents stall.

since you have equity that you can take out tax free you should consider it. In both above cases to cover tax benefit of 60k to 100k+ bases on 30% to 50% tax including state tax is precious. Whether you buy another or park in treasuries is another decision to consider. I believe once you decide to sell. Consider how situation looks like then decide.

I have been branded as just no-fact Cryer to undermine my valid experience based on technically of junior partner, old company etc. I am sure rest of you will have learning experience of your own soon and will agree with me. The post above is in line with everything I have said in this thread.

UnlikeMorris, i do believe they are trying. But i will never invest with them. I can accept a lower return but meeting some time commitments and returm commitments is paramount. Chance of deal success needs to be high- 95%+. I am not buying lottery, i am investing.

Oh yes and selling to yourself does not count as selling, even if you match highest bidder. You could have as well restructured deal and provided deal improvement instead of trying to milk 5-6+% commissions on the new deal from invetors. Long term intelligence of this move is to be seen.
