were do realtors get their comps? I've talked to one that say he has to check the court house im sure they use a data base.

BIGGERPRO thanks but those sites don't cover my area. zip 15714 any other ideas. I'm going to sheriffs sale and there are about 30 homes most won't make it to the sale so i don't want to waste my time on homes that would sell after repairs for only $40,000.

does anyone know of a good site either free or a pay site to find comps around a home your purchaseing? usually comps are made to be like your home not the neighbors house that is 200,000 more than yours would be worth.just thought i would throw that in. i'm going to the auction soon and i want to know what that home sold for in the past or other homes in the area.

thanks for everyones replies, I just thought of using my name so people would know who i am when they here my name and not a company. Plus i feel people would be more willing to work with an individual than a business. I'm going to stick with my name as the website. plus i got my phone to have kenjr at the end of the number to help remember me alittle better. thanks again

I currently purchased a domain name for a website and now i'm thinking it might not have been a good idea. but i wanted everyones opion if they would use their name for their website to promote your real estate business. for example mine is www.kenhicksjr.com I'm not a politician or anyone really, just trying to make a name in realestate for myself so when somone heres ken hicks they will think of a real estate investor and that might lead to more leads. these domain names are cheap and i can easly purchase a new one like khjhomes.com well let me know

I heard of a person that died and now no one owns the house except family. How would anyone address the issue of making an offer to purchase the property. How long to wait,how to interduce yourself, please let me know everyones thoughts.

I was wondering what everyone thinks a houseing bubble is.No wrong answer. My idea is that areas that the average home is $250,000 will feel the effects of interest rates going higher I don't think it will drop nearly as fast as it went up. I hear interest rates are slowing down. I just sold my Primary home for $250,000 and 6 people wanted it but could not get a loan for it. well give me your thougths. thanks

I never done what your doing i'm new but i will give it a stab. I would contact your local real estate investment group and asks for investor names or even join yourself, So you can have access to investors. Second if you could extend your Closing date for 2 or even 3 months. I would get a property inspection so you can forward that to the investor, and some comps of other properties in the area. Hope this helps some.

Juzamjedit- When you ask about form are you talking about a contract on word format? I'm currently looking for one. I talked to the attorney and he told me to just write somthing up. I don't know if i have enough authority to fine a contractor $100 a day. I think the best thing is to just tell them to do the work then they get payed or they get 25% nothing over $500 then the other 75% or the rest of payment when the project is completed. The contract was upfront with me saying the reason the project took so long was because he had and emergency repair at a big complex that payed more.Boy i was biting my tongue. Good news is the project is completed and i will be veiwing the property this weekend. I think i might have to drag my feet on this one to. He won't be doing anymore work with me in the future.
