Another option which is similar to probates is inherited properties via QCD's

(quit claim deeds) is downloading all the recent QCD's from the Cherokee county site. I did that the other day. Takes a while to scrub through the list because there are a lot of people who just got married and QCD'ed the house back to themselves + their spouse. I did find a few that appear to be inherited properties. You can actually view the QCD document via a link and read it.

You'll probably find that they aren't going to play much on the purchase price on a new build. You'll have more negotiating room with the extras/upgrades. However, with the demand for new construction on the north side right now, they may not play much there either.

Is the home already complete? what stage of construction? Foundation? framing? dried in?

For 9 residential units, that's probably a little small.

I have a 75 gallon WH in my personal  residence. It's a 5 bedroom 3 bath house.

You could look into on-demand (under sink) electrical units for a retail spaces.

Have you contacted a plumber?

Don't forget, they changed the National WH requirements last year which now require more efficient (more expensive) units.

Saw this thread while researching homepath

FYI

Just received a counter back on my first homepath offer I've done. I offered 25% off asking price. They countered back at asking price. We're countering back $1,000 more lol. The property needs extensive work and has some minor mold (discoloration waiver required to enter). They didn't receive any offers during the first 20 days from potential owner occupants according to the listing agent.

The property has only been on the market for 22 days now. They just started accepting investor offers yesterday.

If they don't accept our counter, I'll wait a few more weeks then resubmit the same offer again. I'll let you know how it works out.

Congrats! I need to get off my butt and go take the test. I finished the course months ago, just haven't taken the test yet. Life got in the way.

you could be anywhere from $10-20 per sq ft for formica/laminate. If your counters are small enough and you can install some of the prefab pieces from the big box stores, you can install them pretty cheap.

Really depends on the grade of cabinets you put in. Prices can vary widely. 

What kind of countertops were you wanting to put in? granite? formica?
