I have a deal on a potential flip locked up in Smyrna, GA. It's walking distance to downtown Smyrna in a good neighborhood with flips selling for $300+. I'm looking for a JV partner. My cash is tied up in another property at the moment that is currently listed for sale. I'm not sure I will have enough cash back in the bank by the time I need to close on the Smyrna deal to meet the HML reserve requirements. Don't want to lose this deal. PM me if you're interested.

I'm looking for someone to write blog posts for my website, setup and maintain a facebook business page, update my G+ page, etc. All of which she was doing at the previous company she worked for.

I'll also have her do some administrative task like pulling leads/lists for mailings from county websites, ordering postcards, Maybe answering phone calls... haven't decided on that yet.

Where exactly is this property?

On the other side of 400 in Milton and around downtown Alpharetta, Land sells for around $100k an acre.

I was recently dealing with as seller recently who wanted $275k for a 1.17 acre lot with a tear down house on it. He was smoking crack... His property was about a mile from downtown Alpharetta.

Greetings everyone.

As I'm ramping up my marketing in the coming months with what little time I have available trying to build a REI business, work a 9-5 (hoping to be out of this in 1-2 years), and chase a toddler around in the evenings, I have decided I need to outsource my social media & SEO work to someone else. Not to mention for building a successful business, this is my first step of outsourcing/delegating.

Not sure why this never dawned on me but over dinner this weekend with my wife, my cousin, and his wife I realized... DUH! His wife does social media, blogging, copywriting, marketing, etc for a living and went to school for it. She was recently laid off from her job but cannot go back to work because they have a 7 month old baby who needs more medical attention than most babies due to a birth defect. She is looking for freelance work to bring in some extra money.

I can utilize her for working on my social media presence, SEO, and some other administrative tasks around marketing.

I have already told her that it will probably be small tasks to start out with and I can't pay her anything steady until I start getting more deals and bring in more income as I scale.

Curious what everyone is paying for this type of work? I have no idea where to start.

I just got this 2/1 under contract closing in a month. Its in Canton GA near Cherokee High school. 

The property currently has a tenant in place but the tenant will be vacating prior to closing.

It should rent for $700+ once rehabbed. Nearby rehabbed 2/1's are renting for 700-750. ARV is around $70k.

It needs about $15-16k in rehab depending on how frugal you are and who you know, you might be able to get it done cheaper. I can provide my estimate spreadsheet with details.

Roof is less than a year old. Vinyl siding and vinyl soffits so easy exterior maintenance.

Have you tried the county's doc search website? I know that in Cherokee county, I can go to deeds.cherokeega.com and use their oncore deed search engine --> search by legal description --> enter the legal description of the property and the document types I'm looking for and a date range.

Not sure what county in particular you are looking for.

I did the one through GA MLS academy. I tried to do a unit per night (sometimes could only do half a unit). Took me about 30 days. I took the weekend cram course a few months ago. I still need to go take my final exam and sign up for the AMP exam lol. Life has gotten in the way. I'm going to try to do it sometime in the next month.

It's priced well compared to recent sales in the subdivision.

Could you build a fence to block the view of the drainage culvert but maybe not fence in the entire yard. You can always do a picketed 4' tall fence that won't make it feel smaller like 6' privacy fences do but still creates a visual barrier between the yard and the creek.

Regarding the bamboo... you might also lose your backyard one day haha (not that it matters to your parents since they're selling). Bamboo is very invasive and grows quickly.

As a former turf care company owner... That stuff is a PITA to get rid of.

Have you considered building a fence along the house side of the creek? Price that out vs. dropping the price on the house and see what looks better on paper.
