My first, purchased in 2011, was a 4-plex that I found but it was pending. I kept my eye on it, luckily for me it didnt close. Snatched it up for 95k.....using HM.....30k and a three month rehab.  Refinanced to a 30yr @4%........have only had 4 months of total vacancy since and monthy rents are $625 per unit.....also appraisal came in at over 200k. 

All great books! I second Bill's suggestion of reading the Wa state real estate practices handbook.... I read it several years ago and still use it. Good luck!

Congrats! Would you share your numbers on #3? I have looked down that way but never pulled the trigger.
