I started at 25, but I kept my W2 income for almost 4 years before I jumped ship. Continue to save, learn, and network. Getting involved in some form part-time would be a great idea. Good luck!

Hopefully the foundation issues don't eat away at the budget... assuming it's an older house...it sounds like the bottom plate on top of the foundation was not pressure treated lumber?
