    @Bill Renner - hello and welcome to the BP Community! Especially in the South Sound region, there are a number of folks whom you could look to connect with to find out a little bit more about their business.

    If you're interested in buy-hold investing, I would recommend picking an area and getting familiar with the market. Select a city, and use Craigslist, Rents.com, padmapper, etc. to become familiar with what sort of a unit rents for what in that area. Become handy at estimating monthly expenses including property management, maintenance, taxes/insurance, and CapEx reserves and you will quickly be able to sift through a large number of potential deals to find the few worth putting in an offer on.

    In order to connect to locals, I would recommend touching base with @Kevin C. as he hosts a monthly, informal BP Meet-Up in Lakewood. Have a drink, have a bite, and have a good time making connections.
