This is so real @Kyle Pascual! So many "meetups" are just veils for the hosts who are looking to find investors for their next flip, syndication or coaching program. Sigh/barf! It's the same for podcasts too lol. 


But yes totally agree with @Jeff S. comment, and also there were some really cool DIY bigger pockets meetups (like the South LA Bigger Pockets meetup which moved to Facebook groups) that are full of other investors who are just looking to connect, and not sell you anything!!

Unfortunately you gotta go to a lot of meetups to find the real ones, but you will find them, as there are plenty of us in LA that want to talk real estate without sales.

I invest in Los Angeles AND Cleveland and it's been great for me so far! I live in LA and I'm a realtor now, and got my start in real estate in CLE. I don't regret any of it! @Tal Tamir just helped me sell a few properties out there and I got a good amount of appreciation from those investments too which was nice. Definitely buying under market and improving the properties (as others have mentioned on here) is important, and being super well-researched on the specific neighborhoods and development trends in Cleveland. I have bought all my properties sight unseen BUT I would recommend a visit to go check all the neighborhoods out and meet your team IRL before actually investing. My two cents!

 I would agree also with @John Duston -- though I have out of state investments as well, my taxes are filed in CA, so it's helpful that I have a CA-based CPA. He can definitely file the out of state stuff, but in terms of knowing all the deductions, rules etc, it's better to work with a CPA in your home state!

 of course. it's not cheap, but it's been worth it for sure as my investing and business becomes more complicated
