I am in Decatur, Georgia, a suburb of Atlanta. I have been using Furnished Finders for several months and have found it is well worth the $99 annual membership. I have gotten a lot of inquiries. Screening is a breeze with KeyCheck. This is for my basement apartment. I make less than I would with an STR, but more than I would as a LTR. I like the "happy medium". I am also in the Facebook group, which seems to be helpful. Medical professionals post when they're looking for a place in a specific area. It might depend on your location, but I highly recommend them.

@Matt Hotze I really didn't get that into Lodgify.  I am currently having a website built that will sync with Airbnb and VRBO, but my focus will be getting more direct bookings.

@Penny Griffus I used Evolve for a while, but really prefer to completely self-manage.  They're really only a booking/marketing company.  I prefer to have that initial interaction with guests.  It's more personal and there's no need for a thrid party.  I'm much happier self-managing.

@Mitch Messer It has been the biggest hassle!  It's probably right around $10K in actual expenses and then the loss of rent.  This was supposed to be ready in plenty of time to rent for the week of Super Bowl.  

At this point, I just want to make sure I close any legal loopholes and get the work finished.  

I haven't decided yet if I'm going to sub the rest out myself, but if I decide to look into general contractors again, I'll definitely check back with you for a referral.

@Mitch Messer thank you.  They did actually do some work but then began trying to charge me for a myriad of charges outside the contract, to include phone calls.  When I refused to pay for these things, they refused to come back.  (It's a father/son business).  Two weeks ago I sat down with the son since he owns the business and I thought we came to a mutual agreement but since then he has not returned my phone calls, texts, emails, or responded to a certified letter.

I paid half up front, which I was told was for materials and made subsequent payments as work was done but there are still several things that need to be completed.  

At this point, I don't even want them back in my house.  In addition to charging me without any type of written change order, the level of unprofessionalism was beyond anything I would have ever imagined.  They smoked in my house, even while installing carpet.  Small personal items were taken, trash left inside my garage and I had to make several trips to the dump to dispose of it.  

I just want to be able to put a close to this and find someone to complete the work.

@Daniel Kauffman I am listed on both Airbnb and VRBO.  I felt like the personal touch was missing.  The traveler has to call Evolve and go through a third party.  I would rather be the first point of contact with my guest.  I would also rather have more control over my listing.  Evolve won't allow you to charge an extra fee for extra guests.  I can now change my prices whenever I want to and sometimes a traveler has unique situations that I'm able to accommodate when I'm that initial contact.

@Danny Dang once your Evolve account is unlisted, call VRBO and they can transfer your reviews.

I've been doing a home renovation and had a bad contractor who seems to have completely disappeared at this point.  Does anyone have a construction attorney in the Atlanta area that you can recommend?
