I'm not within walking distance of town. My cabins are 10-15 minutes away. They are set to themselves, which is really nice. The lots are private, so you can sit in your pj's and enjoy coffee on the porch and the hot tub is private. There are different types of guests that come here. If they're looking to come to Oktoberfest and do a lot drinking, they want to be in town since they can walk and Ubers are scarce.

There are also a lot of people that come to hike, explore, and who enjoy being in nature. There are tons of trails and waterfalls nearby, along with several lakes for fishing, boating, and kayaking. I promote off the beaten path places that my guests might not otherwise be aware of. 

I'm not aware of anyone that is exiting in the Helen area, although I've heard of lot of owners in the Blue Ridge/Ellijay area that are exiting.

Hey Dustin. I haven't updated in a while. I have 2 in Helen and they're doing great. I have had to work harder last year and this year, but they both have a great occupancy rate and revenue has increased over last year. I have my own website and get a lot of repeat guests and also have more people finding me and booking direct.

I use OwnerRez with a Word Press website. Word Press is fully customizable and I am able to sync it with Airbnb and VRBO. Here it is for reference.

I have self managed both of my vacation rentals. They're listed on Airbnb and VRBO and have a high occupancy rate. I also get a lot of repeat guests that direct book with me.

I've been really pleased with OwnerRez. Not sure if you've looked at it, but it's been great for my 2 properties I have listed on Airbnb, VRBO, and my own website. My housekeeper loves getting an email anytime I get a booking or when anything changes with the reservation.

Do you do background and credit check and ask for employee letters? How about lease? Do you use a template or?

My property is in VA. And I have not rented it out through FF so curious about how other people do it.

@Jeff Pollock not sure what happened to the reply that I previously wrote.  I had my listing with Airbnb before I listed with Evolve.  Those reviews transferred to Evolve.  When I left Evolve, the original reviews went back to my Airbnb listing, but the reviews that I received while listed with Evolve did not transfer.  That was a few years ago-not sure if anything has changed since then.
