Welcome @Ben Zajdel , I totally agree with @Frantzces Lys 

In my own opinion, I would focus on credit, saving cash, building relationships, and knowledge for the first 12 months. Don't be in a rush to close on that first deal.

@Dooreuhn Cee I totally agree with you, I have worked security in College communities, and they trash everything, and police are always visiting the properties.

@Stephanie Hairston I would not rule it out as an investment based on that, but I would strongly suggest quality insurance, and having the parents on the hook for any damages as well. Also a strong least that sets out specific rules regarding conduct, and strictly enforcing those rules. 

I see investors all the time nearly doubling the market rent on a 4 bedroom house by renting to students, you just have to know what you are getting into and prepare for it.

@Kelley B. I am single, but I am planning on getting an agent license soon. I feel it would bring some real benefits to my own real estate goals, and maybe I can fit in on someones team that may need a Realtor in the future. What school do you plan on going to? I am searching google for groupons as I type this to make the cost less haha
