@Jamie Jacobs I think if you learn the basics of wholesaling, and are consistent, and if your area doesn't have a lot of competition. I think you could do well. If its enough to live on? I think that is dependent on your lifestyle.

@Adam Drummond thanks for your support of the military, and I totally agree with you about networking, and investing in relationships. Investing in relationships has the potential to get you more deals than you can handle. 

I have hit the reset button on my investing activities, and I am focusing on building relationships, and helping people full time, and I strongly feel that has been moving me forward to my own goals every day.

For me the short answer is people work with who they trust, and have relationships with.

@Brandon Proctor in your situation, I would find a duplex, tri, or 4plex that is priced right to allow you to live in one unit, and rent the others out to cover the mortgage, and ideally put money in your pocket.

Google down payment assistance that may be available in your area. In my local area buyers can get up to 15k for a down payment in exchange for signing an agreement to live in the property for a certain amount of time.

Ask your mortgage broker about any other special offers available to you, that might provide financial assistance, or reduced interest rates, or any other benefit. I am learning about a 203k loan which provides money for rehab costs, if needed

@Sebastian Gast I used a combo of weebly, and some free real estate related clip art. Do you have any free themes you can suggest for wordpress because I found a lot of awesome paid themes, that others suggested, but my goal was do to this totally free of cost.
