Great advice sir! Getting started is a bit overwhelming. Still increasing my knowledge day by day, I know it can be done. Just need a place to start. I need to find someone who has already been successful in this field. Have you been to any Investor clubs? I think that's a good place to start hopefully connect with a couple people. What do you think?

I thought wholesaling was what I wanted to do. Turns out its its not what I want to do with Real Estate, I want to be a flipper. A project manager. I heard a BP Podcast and the man said the easiest way to get into it was being a Flipper. Getting properties off wholesalers! Also being a Buy & Hold sounds like the perfect way to achieve true wealth. It sounds so simple. Question is, how do I really get this going? Any advice is welcome. Thank you.

Hello BP Community,

I'm overthinking a lot about starting up my business. Not so much about how to talk to sellers or closing a deal. It's about marketing. I launched my website and now have an Instagram Account to show my business. 

I'm having trouble with direct mail, I have 50 envelopes ready To send and I know I want the majority of my leads coming in with Direct Mail. My problem isn't how the appearance of the mail is.. (which is a big deal of course) but finding the leads. I did driving for dollars but I'm more interested in just buying a list. Anybody know where I can get a cheap one with Absentee owners?

I think pulling a list is alot better but finding a really good list is hard. What do you suggest?

Personally, I'm not a fan of them because of that fact and in my area the information is reported accurately. My area is more rural and because much of the information isn't reported at all, such as how many bedrooms per house, the criteria doesnt exist in list source. I've found that using local sources such as the court house is going to be much more accurate and sometimes cheaper.
