Hello guys, I'm just about ready to start my Wholesaling Business in Southern San Diego. I'm in a bit of a budget to get started on Marketing to attract Motivated Sellers. I heard putting flyers in front of Home Depot and Lowes and Walmart is a good Cheap process. I also wanted to get into Direct Mailing .. How would I find Sellers with Vacant homes? When I close my first deal I'll invest more money into Marketing and grow my business!

@Luis Alfaro you won't have to worry about a title company until you find a deal to wholesale. I recommend finding a true wholesale deal to start and the rest will be the easy part. 

 Thanks for the feedback! Yeah i assume you're right but say I do get that deal, then I'm scrambling all across San Diego just to close it you know? You are right though I will get started working on that Offer to Purchase Agreement!

Welcome to BP @Luis Alfaro Sure we are all willing to help. Just ask your questions. Regarding a title company experienced local investors will know the right title companies to use. Start networking to meet local investors. You can do some of that here on BP but you also need to go to local investor clubs. The people there will know the right title companies.

Just started in wholesaling and I'm looking for a title company to close the deals in San Diego. Please Help

I'm 18 years old. I've read a lot of business books but just got the attention of Real Estate Investing being my road to Financial Freedom. I'm young but very ambitious and willing to whatever it takes. Wholesaling is what i want to do now. Real Estate Entrepreneur is the field I'm leading to the thing is.. I know what has to be done, I just can't find a title company that won't let me close the deals the way wholesaling should be done. Can somebody help me? I'm trying to make Low Money Down Deals.
