If you think you can charge him to clean the coil then go for it.

What if he put the filter in? Would the coil not need to be serviced?

What kind of recourse does he have to contest the security deposit.

I would charge him for the blinds and trash removal.

Without a move-in inspection report I don't see how you can charge him for the tub. Just hire a tub refinisher they are usually $250-300

Also I don't see how you can charge him for the dirty coil. I never leave it up to my tenants to change filters.

Rents sound low.

I'd be glad to run you some comps both on solds and rents the last 6 mos if you want to shoot me your email.

I'm not watching west ridge like I am the other surround hoods so I can't really comment on "going" prices right now. But around $300k wouldn't surprise me with low inventory of multi units in N and NW side. Not saying that's a deal.

I'm a Licensed RE Brokers so #1 is Comps. #2 I know how much it costs to fix or rehab from past projects.

I'll get it under contract. Inspect and if the price needs to be whittled down due to an issue I under estimated or didn't see, ill renegotiate. If they won't renegotiate ill either suck it up against my profits or exit

I don't bring my contractors through until I get it under contract. Use the inspection period (5 business days in IL) to get your estimates

Then move forward or exit.

Maybe I'm scaling this wrong. I'm imagining that guy covered head to toe in joint compound and paint. If a painter showed up like he dropped a gallon of paint on him he'd be off my list. The standard profession drips yeah your right it's like a mechanic getting grease on his shirt

I've dealt with some really bad painters before and there is usually a correlation between their work and the amount of paint on their clothes

His roof price is about spot on without a tear off for someone licensed and insured

I just would put a roof on without a tear off
