If it was Homepath an offer was accepted prior to you seeing it and the agent didn't know. There is no way it would go Pending that quick after you saw it

The turnaround time for the MLS to flip is usually 3-5 business days after offer accepted.

I'm guessing it was on a lockbox? Don't sweat it, move on.

$220 a window capped is what I'm paying. White Double Hung Vinyl. Every region as cheaper window installers. Look around and not at Home Depot

just passed on one this weekend to flip

Was a complete show stopper for me as my buyer pool shrinks. Great property too

Was totally shocked it was in a flood zone as it's no where near a river

Post: need a ballpark rehab cost to determine if its a "buy"

Too many variables. Id say $10-12K all in with a good painter and good flooring materials.

That deck will probably run you $5-8K installed with permits depending on the elevation

Place a concrete pad if you can or a 10x12 deck

That would be on you. I can't see how a tenant would be responsible for this

@Martin Zawarski Congrats. I usually like estate sales. Unless there is an agressive family member involved in the negotiations.

Can you expand more on your 2 offer strategy? Specifically this comment "The first was a full price offer with the owner taking a second at $25,000". I'm not following this.

3 offers on estate sales...appreciate any expansion on that strategy. Haven't used that strategy before and it sounds appealing. Is it all just term manipulation or is it entity changes?
