Rehab looks good except for Kitchen Island and exterior roof line.  Should have dormed the front roof for curb appeal.  The kitchen island glass is terrible I’d swap out the doors 

$499K could be a good sweet spot to relist Jan 2.   

Staging and pics look good 

I see this sold and was just relisted for same sales price $584,900 2 mos later

Sounds like you sold them it had AC and it doesn’t.   You need to rectify it.   Window units could be an option or adding central AC

Lead is not against the code what drives the upgrade is the number of fixtures and the flow.  Everything new is 1.5”.   Plenty of guys do this work in the city.   Shop around the prices vary by 1000’s.

Plumbing Inspectors can show up to check the work as the 3rd party contractors are installing the meter.  I’ve personally seen it.

Probably the worst approach to find a good qualified contractor is a post like this on Craigslist. 

No busy decent plumber is cruising Craigslist in this economy.  

In addition there are rings of theft crews monitoring and will show up scout the property then clean you out during and after rehab.

Your best bet is to network, find a good GC who has plumbers, even stop at a plumbing supply house see if they have anyone.  But ever post on Craigslist
