I own property there. East of i44 or west of 45th on the opposite end is the best option. Everything in the middle of city is hit or miss as far as vacancy and general crime / quality tenant issues. Houses are much cheaper in the center of town though.

Private land doesn’t have a fee. If you are in a park, you will need permission from the park and to pay the lot rent.

I purchased a house in Oklahoma with a VA loan. Got out of the military and I couldn't sell the house and break even. So I made it my first rental out of necessity.

Your cash flow numbers are tight like mine was. You could go for appreciation, or you could sell now and reinvest when you get back. I personally would keep it and use it as a learning tool. 

Dumb repairs will creep up. AC plumbing and other stuff. If you keep the house, sock away cash immediately. You will need it.

I do high end rehabs currently in Melbourne beach but live an hour north. Would be interested in meeting with a group

What did they want modified? I have had tenants ask for cheaper rent, longer leases, painting allowances and more. Hard to say without more info.
