I look at it from a hard money lender perspective,  you can pay but chose not to.l because of being cautious or whatever. You still put the burden on the bank instead of yourself. I wouldn’t like seeing a forbearance note on anyone applying for a mortgage. Apparently your bank doesn’t like it either.

My open floor plan house with somewhat modern features, hasn’t been more then two weeks vacant in five years.

I noticed when looking at rentals, almost all needed paint, flooring, general cleaning and fences repaired. Keep the place up and it will rent fast. 

That has been my experience at least

She may be the former owner. No idea on that one. I have left notes and sent   Letters.

Shop around. Also they change all the time.

What type of loan are you trying to get? That makes a big difference

Hey guys and gals.
I recently purchased a tax deed property with a home on it. Someone is living there as power is on and I can hear a dog inside even though no one will answer the door. 

With the moratorium on evictions, I can’t evict. Would like to work with the lady and just see if she could pay a little each month. 

I know it’s an older lady and I got her name from power company. What would you do in this situation? 

I do a lot of handyman stuff, if you want cheap they won’t last long. In Florida, a handyman can earn 400 plus a day. 

I charge a lot but i don’t do crappy work, I make tenants happy, and I show up on time anytime of the day or night.

4750 after expenses? 

I average 2400 a year after paying management fees, mortgage, repairs and a little saved for CAPEX.

4750 seems low with no mortgages. What is your primary expense?

295 but $45 additional per door including the first.

Technically you could get out of either during the inspection process but it’s not ethical to put two official offers in with no plans to buy both.
