I’m in the same situation now. I would advise calling a large mortgage broker and see what they can do. I called around local and was unsuccessful trying to get it done before 6 months. My broker that I’ve used before did not seem like it’d be a problem but it’d have to be in my name for 60 days. I hope that helps.

Good afternoon, I am trying to buy my first duplex and need some advice on the next Steps to take. I have made an offer and it has been accepted. I am working on a contract now. Where is the best place to find a contract pertaining to AL real estate? My next step is the seller requested an earnest money deposit. Do I mail that directly to the seller? There is not any agents involved. Any help or any other tips will be greatly appreciated. I am planning on buying as is subject to a perk test and an inspection. I’m buying with cash. Thanks.

Jamie, I attended the free course in Birmingham a few weeks back and felt like it was a scam. I could’ve benefited from the three day course, but it did not work with my schedule that weekend. All the reviews I read said all they do is sell you to get the mastery program which is like $40k+. The night I went to the Free event they made it seem really easy to get rich and focused on the lower class. Furthermore, I think it’d be with the $200 for you and your wife to attend the three day event and see how you feel after that.

Mike, Thanks for your reply. I understand a little on apartment investing I've been listening to podcasts for awhile. I know that 25k would not be enough that's why I figured financing would be the toughest part. I really would like to find some investors help, but do not exactly know how to go about that.

Hello Everyone, I am looking at purchasing 40 unit apartments for $375,000. They are lower end and renting for 350-400 a month at 50% occupancy. Each unit needs roughly 10k in renovations. The seller assures that if I renovate it that there are section 8 vouchers available to pay monthly 450-500. I would say after renovation I'd be in for 875,000. With 40 units. My biggest hurdle will be financing. I have 25k in cash but that's about it. Any advice for the financing? Also, any other questions that should be asked to the seller? How is it working with section 8? Any advice oils be greatly appreciated. Thanks

Christopher Phillips Thanks for that advice. That may be all the more reason to obtain my real estate license. You've been a big help. Any other tricks to buying those properties through hud or Fannie Mae? I'll more than likely be financing my first purchase. Thanks
