First duplex need help

Good afternoon, I am trying to buy my first duplex and need some advice on the next Steps to take. I have made an offer and it has been accepted. I am working on a contract now. Where is the best place to find a contract pertaining to AL real estate? My next step is the seller requested an earnest money deposit. Do I mail that directly to the seller? There is not any agents involved. Any help or any other tips will be greatly appreciated. I am planning on buying as is subject to a perk test and an inspection. I’m buying with cash. Thanks.
