I would think the best way to handle it would be to tell the owner what happened and have a quote ready to tell him or her how much it would cost to fix. I do not think the tenant is responsible. I think it will be hard to track down who shot the bb and have them pay for it. I would probably get it fixed ASAP and have the owner pay for it. Then try to get the parent of who shot the bb to reimburse you.

I always thought it has to be any two years out of the past 5 year history. I assume you will be fine, but wait around for someone to give better advice.

I’m not from that area so I have no clue. However, what I’ll do to analyze deals sometimes is just go through Allstate or Geico and actually quote the property. It takes a few minutes and you’ll get an accurate quote. However the last house I bought I went through an agent and we wrote the insurance about half of what Geico and Allstate quoted. That’ll at least give you options.

And yes I have one property, but looking to buy more. I wish I could say more I feel like the student rentals are tough to get into due to the princeing and 1% rule. I sent you a connect request. Let me know anything else I can do.

LeArcashei Moore I am pretty sure they are illegal, but check with someone else. I know that TDOT will drive around and pick up those kind of signs. I hope that helps. $450,000 seems really high. Also, would you feel safe living in a class D neighborhood?

A umbrella policy will be inexpensive for that amount. The good thing about setting up and LLC would be the added benefits of it. However, day you set up an LLC then have a large lawsuit you could potentially loose everything in the llc. I would at least start with umbrella and then work toward both.
