Numbers experts, what would his monthly mortgage payment have to be to make this a keeper?

Not answering the original question but Home Depot recently sent out a statement that they are no longer honoring competitors coupons (ie: 10% off from Lowes).  There was a date they set recently as the last day to do so.

Denver/surrounding communities have been tabbed by Zillow and others as one of the hottest markets in the country for 2016.  For those in the Denver area, what are your plans?

I have been going through the podcasts from the start and recently listened to yours.  Excellent information.  

My question to you is this (in hoping you didn't answer it and I didn't see it).  If you have a good lead on an apartment building, what is your next step?  Travel to view the apartment?  Have someone local check it out first?  I am just curious what your steps are before finalizing an offer.  Thanks.

Where do u see the Denver market going in 2016?  I know you are not in the midst of it but curious.

Has anyone on this forum followed the Dave Ramsey advise and pay cash for all rentals?  Outside of landing a large sum of money, I think saving up in expensive markets will take forever.
