Post: LLC vs. Umbrella Policy in handling liability

I know that this has been asked here in the past but how do you handle liability issues of being sued? Do you put your properties iinto LLC? Do you have an umbrella policy for problems that may come up? Do you do both? Can you do both? Any help would be appreciated.

For those in the Denver area, how do you feel about condos as a rental?  It would be an opening for me to finally get back into real estate but I am concerned about:

*Prices being inflated (I know everyone thinks a crash is coming but the prices seem crazy)

*Possible changes to the defect laws (right now, any single owner can sue the builder) so few are building new units

Would love to hear some input on this.

But if you do your homework and put a good team together, it can definitely work. Our properties our East Side, South Side and West Side. We have a great Realtor and property manager down there. If the parameters are a 100k property, what would you be satisfied with for cash flow?  

For those investors that don't like the question, please let me know why.   It sounds like the majority are against Turnkey then as it seems the appreciation is limited.  

I personally wouldn't invest locally as of right now due to the fact that the market seems extremely high.  Not sure how much higher it can really go but what do I know.
