1. Proforma

2. Yes, its Denver.

3. Inside has been renovated.  Outside still needs to be.  Some value add but not that much. 

4. An area that has a lot of multi-families similar.  

5. Not enough margin for that.

Congrats on the success.  How much additional matienence have you had to do with that vs. a traditional rental?

I was running numbers on local properties in Denver (yes, the market is pretty hot, especially on loopnet) and there was a duplex in the 500k range.  The numbers were roughly $2,500 for rents.  Even if you put 20% down, the mortgage would be in the range of $2,300.  My question is why would someone buy this?  Outside of the $2,300, you have Insurance, tax, cap ex, management if need be, etc.  When would this make sense?

Not helping much but I feel the opinion is all for turnkey or very against it.  Not sure if I've seen many in the middle.

With or without jobs in-hand great tech talent is flooding here due to lifestyle choices (many techies like myself love the mountains). I believe the market is fairly priced currently on pure home values, rents will rise to catch up eventually.

I need a property that will cashflow (even minimally) before I'll pull the trigger. Planning to continue to be patient until I find the right deal, bought a multi-family out of state in the meantime and will save up for another if nothing comes along locally.

 I'm in the same boat as well.  Our of curiosity as being more on the newbie side of things, what are you calculating for cap ex, repairs, and vacancy per month?

Congrats too, on having so many paid off rentals. I own 17 rentals, and have 12 owned free and clear. So I'm getting there!

 Not to highjack the thread, but after listening to your podcast years back, any reason why you decided to focus on paying down the rentals vs. trying to grow that total number of doors?

Looking into a mult-family and saw a 40-unit where the owner pays utiliies.  Any guestimations on where this number would end up on average?

Anyone actually have an issue with the service?  It really concerns me.

Do you use the same company always?  Do you have a broker?  Any reccommendations for a landlord policy woiuld be great.
