You can direct mail them asking to buy their house and get there mailing address from your county’s GIS maps and records.

At that point you’d have to ask the owner of the building if he wants to sell the whole thing, you wont wholesale on that one

The goal of the wholesaler is to get distressed properties for rehabber a to fix it and do their thing. Also don’t go for already remodeled houses.

I know listsource.com can give you quite a bit of lists for probate and absentee and that’s it I THINK. You just have to have some money before you do lisource tho.

exactly what they said^ you can't do anything first until you have the contract signed with seller. Try to have 3-4 buyers ready and market it in your local REIA Facebook group or BP. Good luck!

EMD= Ernest money deposit which is what you deposit to open up escrow.

As a wholesaler you sure only be paying the EMT but of course if you have enough capital then it’s very generous to cover some costs for the buyer

Hey Brandon from my experience I like to be talking to investors before I’m even looking for a deal so they know what I’m after for and I’ll have at least 3 investors always before a deal and they analyze so I base it off of their criteria and what they want.

From my experience you wanna definitely ask a contractor in your area because there’s a lot of contractors out there that would love to chat about that stuff especially if you paid for lunch or something for them and you come prepared with pictures and stuff. But usually get 3 comps in the area and have a contractor look at the pictures of the house you have.
