for free: Using Zillow and Redfin to find crappy houses, realtors to look at MLS, door knocking, driving for dollars.

Paid leads: Listsource, tax defaults from Title company, list from courthouse of absentee owners and probates.

Hey Joshua I'm not very experienced and not a mentor quite yet but from what I've learned is to get associated with your local REIA group via meetup.com/the app version of it. You will find few or a lot of buyers through those groups and also real estate agents can help you make a contract and you could get it approved through a real estate attorney. Also remember that you as the wholesaler, you are trying to find deals for a buyer/get them deals so they can pay you your fee for it and flip it and get their profit, so really focus on distressed properties and most of the time when it's a distressed property it could potentially be a distressed seller which would make them more motivated to sell. I definitely recommend a training course but from my experience I definitely recommend on finding experienced wholesalers in your area that have a lot of knowledge in it. What I’m doing right now because I started a month ago is I’m working for another wholesaler to get my feet wet and learn how he does it but I get 20% of what he makes from deals but as I learn more and more of the process then I can just do it myself. Having a person like that is very beneficial to your career in wholesaling.

Another big thing is really focus on building rapport with the seller before discussing price. It’ll make it a lot smoother and more efficient for both of your guys time. Try to meet in person most of the time because naturally humans put more trust into someone they physically see, body language and a lot easier to build rapport with.

From my experience you wanna say you or my partner will buy this property. Some people/most people won't understand the topic even if you explain and when you say You're a real estate investor and that you or your partner is buying it, it makes things go smoother.

Hey everyone I hope y'all are having an awesome day so far! I just sent out 74 letters to possible leads and have all the info of the owners on a spreadsheet. I was wondering if I could get some advice for how often you have to resend those letters to the owners who don't answer and for how long? Thank you I would really appreciate it and if you're a real estate investor or wholesaler in the Vancouver, WA area then I'd love to meet you and get connected with you!
