Cody May congratulations on quitting your job. However, I would have advised you to first study a market before actually moving there; Nevertheless, you learn from mistakes so if anything just take it as a setback. If you're trying to find deals with little money down I suggest you find a seller finance deal or since you want to get into multi family you should apply for a FHA owner occupied loan. These loans allow you to put as little as 3.5% down. Follow your instincts and good luck!!

Welcome to BP Edward Rodriguez . I recommend you read at least 5 books on real estate if you haven't already. You'll probably learn the same concepts in each book or most of them, but it will certainly teach you the language so to speak. I've been told that speaking is half of it. The other half is doing!

Ann Villasenor also, a better book to read after that is, "real estate riches," by Dolf de Roos. That's an awesome book and really gets into real estate investing.

Ann Villasenor welcome to BP! It's not too late to start investing! If you really want a good introduction to investing I recommend reading Robert Kiyosaki's, "rich dads guide to investing." It's an amazing book and will give you a general sense of the 3 different kinds of income and investing in real estate. Hope everything goes well!

Hello Mike Wood I would definitely go for the four-plex in order to provide off street parking. Maybe you could add a carport and charge an extra $20 dollars per month per unit gaining an additional $960 per year. Plus you'd get to depreciate the carport and I'm sure tenants wouldn't mind paying $20 extra to provide shade and roof for their cars. Good luck!

Hi James A. Flowers . Welcome to BP. I recommend you buy and hold simply because of the tax advantages as opposed to flipping and paying capital gains tax. Obviously it's more complicated and there are loopholes, but I imagine you're trying to keep as much as possible. Good luck!

@Jay Hinrichs thank you for sharing with me. I had no idea of these anti foreclosure rescue laws. There must have been a point in time when people felt harassed by how many letters they received at one time. Perhaps I'll research deeper into my market. Thank you much!
