Thank you @Jonathan Alesso. Since I don't have a lot of cash saved up, I was thinking about investing on my first property through a FHA owner occupied loan which requires a minimum of a 3.5% down payment. That and/or seller financing. I'm currently learning more about lease options and assignments, but it's something that I can't fully grasp onto yet.

@Christy Harris hi there! I have a quick question. If an area has better schools, markets,etc. then the CAP rate would be higher and not lower, correct?
