Yeah, its still too soon to get worried about it not selling yet in my opinion.

Unless Texas has some wacky law about it, you should be able to. Just checked. In Texas, if they have no lease, you can evict with 30 days notice without reason. So yeah you can do what your wanting to do.

Again, Im not a lawyer, but the 30 day thing is pretty common when theres no lease, and if you google eviction without lease in texas, everything there says you can.

Opps hit  post too soon. I would think that you could give them a 30 day eviction notice, and then inform them that they can stay only if they agree to sign a lease and agree to your terms.

Generally speaking, if they dont have a signed lease, that puts them on month to month. In general, 1 months notice to vacate should be enough. Im not a lawyer, just my experience with some commercial income property.

Thats one of the best areas of Chicago (Lincoln Park). I can't imagine it being too hard to find investors if thats the way you wanted to go.

Id move on to the new guy. This is business, not about friendship or loyalty. The goal is to find property and invest. If a realtor isn't accomplishing this for you to the the best of his abilities, then he should see it coming anyways.

How long has it been on the market? That seems like a pretty good price, and area isnt bad so I think it shouldnt be all that hard to sell to someone just starting out in life as a starter home.

Never been to one, but I sure wouldn't sign up for that. Sounds like a scam to me. Just my personal opinion.
