He wasnt saying that particular PM, just a PM in the area. As for asking for someone else, a PM in the area will be able to give you a much better answer than someone here that doesnt live nor do business in the area.

Ouch, Id kill off the 20% loans as fast as possible. Thats killing your profits.. Just my opinion.

BTW, Its totally amazing that someone thats only 24 owns 7 properties that early in life! Good on you!!!

Im starting out with just a 4 unit building so my excel sheet is the best option for me. I can link it if anyone cares to have try it. I found it searching through the net, and it seems to be pretty decent, at least when it comes to costs and income and what have you.

My father hired Home Depot to put a new roof on his unenclosed side porch. The first time they came, they messed up where the roof meets the side of the house and some of the shingles were crooked, plus got the tar on the shudders. The second time they came out, they decided to totally redo the job. This time they used nails that were way too long and went through the roof and out the bottom so that there were nails sticking out of the ceiling of the porch every foot or so. The third time they came out, alls they did to fix that was to cut the nails where they had come through the ceiling, so now the ceiling looks like hell with no way to fix it other than to put a brand new ceiling and roof on the porch or leave it as it is.

Are you just looking to flip it? Or are you planning on turning into a business? Either way, Id check to see just how much business/tourist traffic that area gets if its really a rural area.

It looks great in my opinion. Only issue I have is when scrolling through the topics on the forums, its hard to read the topics unless you stop scrolling.
