I've heard of people doing this to STR's but I don't see how this would be feasible on a large scale. How would you handle maintenance request? Who pays for what if something breaks? What happens if they stop paying rent? You'd still be on the hook to pay putting you in a tight spot.

If I get 100 inquires, I'll get about 70 that actually response back, of them 70 only 20 show to the open house and of the 20 that show up maybe 12 will fill out an application. I can usually find a good tenant from them 12 individuals.

I'd look into refinancing. I've been refi-ing all my properties. I just got quoted 2.21% on my primary on a 15yr, and recently closed on a duplex at 2.9% for 30yrs.

If he's month to give him 3 months notice that you're increasing the rent to $750. Seeing as he has decades worth of stuff there, call his bluff. Chances are he's not going to want to move all his stuff. Discuss with him that his rents are way below market.

Worse case scenario is he moves out and you have to spend some money turning it over (which it probably needs anyway).

I always make sure that the lower cabinet that houses the sink is full plywood construction. MDF/particle board will swell just looking at water. 

I deal with mainly lower end B and C class rentals so I try to make mine as tenant proof as possible. Also the better fit and finishes you have the better the tenant pool will be.

If you have a whole bunch of trees, look into a Billy Goat lawn vacuum, it will save you hours of time and works great.

If it's a flip I'd pull permits, if it's a buy and hold LTR I wouldn't.
