Thanks! As I stated earlier I'm in the process of closing on my first home now but after that's all said and done I'm eager to get my feet wet. I make almost double the median income for households in my area, though my money reverses are going to be low after the closing. Pretty much trying to get my ducks in a row and waiting for a promising listing to appear.

Thanks everyone! Though the house I'm set to close on isn't a duplex I've been kind of kicking myself in the rear for not buying one, or even a starter home for that matter. Kind of just found a house that I could see raising my child in, that needed mild work and jumped on it. After losing out on 3 prior houses and not wanting to lose this one I'm overall very happy.

@Joe C. , I work on the other side of I-55 from Mobil, were a food based oil refinery which convert crude palm kernel oil into various types of cooking oils.

Well, we all want to be financially independent one day and one tool I feel that will best help me get there is owning rental properties. I work nights at an oil refinery as an industrial electrician and there is lots of downtime, thus I've been doing loads of research and so far have read:

"Start Small, Profit Big in Real Estate: Fixer Jay's 2-Year Plan for Building Wealth - Starting from Scratch"

"Investing in Fixer-Uppers : A Complete Guide to Buying Low, Fixing Smart, Adding Value, and Selling (or Renting) High"

Both titles by Jay Decima (which were both good, informative reads)

and am currently reading "Property Management Kit For Dummies".

I'm currently set to close on my first home (for living purposes, NOT RENTAL) May, 8th. But I have been studying the local market and been looking at potential income properties. I would like to get my feet wet by the end of the year or early 2015, right now I'm just being a sponge trying to absorb as much info as I can.
