I have two burning questions before I dive into the deep of fixing and flipping. I'm a current realtor, went into it full time recently yay, with some buy and hold experience. My heart'd desire is to begin rehabbing. I know buy and holds are a different beast than rehabbing therefore, I have two burning questions: 

1. What are some creative ways to raise capital to do a full scale fix and flip? 2.  What are some hidden pit falls that one will not see in the typical "rehab guru" video?

I'd like to focus in fix and flips and buy and holds (STR and LTR).

I also take a look at nearby crime stats and schools. Another number to know is the renter to buyer ratio in that neighborhood. @Justin Vom Eigen I strongly suggest staying local for a beginning landlord. As a current landlord and realtor, your resources are so much stronger being planted locally. For example, my tenant's AC was acting up and would have cost us at least $2000 (and I'm being modest) to remedy the problem. However, being that we have a small network of trusted local (emphasis on TRUSTED) HVAC technician, we paid him $300. It's works just fine now. If you are going to be a distant landlord, hire a vetted property management company in that area. It will cut into your profits but some things are just worth paying for.
