@Joshua Furrow few ways you can get some data.. check competitors in your area on AirBnB, VRBO, AirDNA is a good resource but more information is available for a fee /free version offers basic info, Pricelab OR a property manager who will do this for you 😆

I would say it is always better to see a property in person. A great photographer and stager will make a crappy property look amazing :) plus you can never gauge the neighborhood unless you know the area like the back of your hand. 

As far as protection (and this does not needed to be said), whatever form you'll choose it's a good idea to be familiar so it's a protection not a danger to yourself.

I would suggest contacting the state and county departments in which you'll be operating to get specifics on licensure needed.
