Jermaine here, if all fails do what I did years ago, I would go to home depot or Lowe's and buy the same item, then use the installation direction for removal of old item and installation of new item.

Jermaine here, this really get me going!. I am still unable to get a good reason why I should let a property management company take my late fees when it is there job to find tenants that pay on times (good tenants) and I paid them to find that tenant them I paid them again to collect the rent, which they was unable to do, so they don't do what I paid them to do (collect the rent) and now they want a reward for not doing there job my late fees!  Please!! I am yet to receive a good reason.

Jermaine here, yes Ian is right and we had one of those countries in the building where we bought it, a 50/50 split we got a check for$45.00 to $65.00 every month, with all the rehab we have to do to the building we never gave it any tough, after our rehab was done we decided to get our own and our take went to $125.00 to$150.00 a month.

Jermaine here, I've heard a lot of good about the Speed Queen washer and dryer from talking to my service guy which was after we bought GE washer and dryer set, the only problem we have had with the GE was the lid sensor going bad on the washer which as I was told was because of improper loading by the tenants, a $25.00 part.

I must say that after buying our washer and dryer set this set paid for themselves in seven months, those things are cash cows absolutely love it

Jermaine here, I think that is a waste of time just spend the three hundred dollars to get a six camera system with night vision and remote monitoring

Jermaine here wow that price is very high in my opinion, 

Last year we took a long look at building two six unit building, the city had so much red tape,from commercial water,adding a additional transformer, ground water runoff, and that is not even the stuff for the building, just thinking about it I have a headache.

We just bought one.

We always rekey for new tenant and remaster for us, we look at that as part of the price for turnover

Jermaine here we only gave two key per apartment, don't worry your tenant will make about 50 spare keys

Jermaine here window screens are not as expensive as most people think Lowes and Home Depot have screen kits that are pretty cheap that you can put together in about 20 to 30 minutes depending on the size of the window,

in my opinion a house or apartment with screens on the windows looks aesthetically better and replacing all your screens is definitely cheaper than a tenant turnover

Jermaine here  window screen should be on all window, in the apartment world a building inspector will gave you an ear full and two weeks to have screens on all Windows
